Specialist Disability Accommodation FAQs

SDA dwellings have unique features that allow accessibility and support to people with a disability. Nevertheless, Specialist Disability Accommodation is provided only in exceptional cases, with specific eligibility criteria in place:

A person with a disability having extreme functional impairment
A person with a disability who has very high support needs.

It is noteworthy that SDA funding covers the capital costs of the dwelling. The funding also supports investments in installing high-quality equipment to facilitate SDA dwellings.

Specialist Disability Accommodation (SDA) has been put in place by National Disability Insurance Agency (NDIA) to make practical, supportive and assisted living available for persons with a disability participating in the National Disability Insurance Scheme (NDIS). The following are the disabilities that SDA can cater to:

⦁ Physical disabilities
⦁ Sensory disabilities
⦁ Multiple disabilities
⦁ Intellectual disabilities
⦁ Mental health disabilities.

The availability of Specialist Disability Accommodation (SDA) depends on the particular disability a person has.

SDA facilities are designed into four categories, allowing accommodation providers to offer the required services and support. The four categories are:

⦁ Improved liveability
⦁ Robust construction
⦁ Fully accessible
⦁ High physical support

Based on the nature of the disability, participants can choose a suitable Specialist Disability Accommodation. To be eligible for SDA, a person must have extreme functional impairment or very high support needs, limiting them from taking care of themselves and participating in everyday activities.

The features of a Specialist Disability Accommodation depend upon the category of disability a person has. These are:

Improved liveability: These houses have better physical access for people with sensory, intellectual, or cognitive impairments.
Fully accessible: These living spaces are made completely accessible with high support features.
Robust: Houses that are built such that they require low maintenance. They offer a sturdy and safe environment to live in.
High physical support: These homes are meant for people with high support needs, including power supply backup, home automation etc.

If you are looking to become a resident in a Specialist Disability Accommodation, here are the steps to follow:

Understand your housing needs (including the nature of assistance and support you will need) Collect relevant supporting documentation to establish your eligibility for moving into an SDA.

Download a home and living support accommodation request from the NDIS website.

Fill in the required details.

Submit to the NDIS. Please allow some time for the NDIS to respond.

Alternatively, you can download the form and take a printout of it.

Fill out the form using a pen and post it to a nearby local NDIS office or area coordinator.

NDIS can help with moving logistics. This includes booking transportation, packing and unpacking belongings etc. You can discuss these needs with your NDIS planner to find more ways. Transitioning to a Specialist Disability Accommodation is a life event; everyone involved tries their best to ensure you have a hassle-free and positive experience.
